What changes the price.

Two homes with the same square footage can be quoted thousands apart. These are the reasons, in order of how much they usually matter.

  1. 01

    Size and height

Wall area matters more than floor area. Two-story elevations, 14-foot great rooms and tall parapets need more ladder and lift time.

  2. 02

    Stucco condition

Hairline cracks, efflorescence and chalking have to be repaired and primed first. Repairs are the biggest swing between two quotes on similar homes.

  3. 03

    Coating system

A standard two-coat exterior costs less than an elastomeric system, which goes on thicker and bridges cracks. Elastomeric isn't right for every wall.

  4. 04

    Trim, beams and metal

Fascia, exposed beams and vigas, wrought iron, gates and garage doors are hand work and add time.

  5. 05

    Access and protection

Pools, pavers, mature landscaping, art and furniture all get covered. Estates with more to protect take more prep.

  6. 06

    HOA requirements

Communities with an approved palette need a color submittal and sometimes samples on the wall before work starts. We include that paperwork.

Painting cost questions, answered.

Most single-story homes cost $3,500 - $7,500 and two-story homes $6,000 - $12,000 in 2026. Custom and estate homes over 4,000 sq ft usually run $12,000 - $25,000+. The final number depends on stucco repairs, trim and access, and is confirmed in a written flat-price quote after a free walk-through.

South- and west-facing stucco walls in the Phoenix Valley often start to chalk and fade after 5 to 10 summers, depending on the paint and prep. A properly applied elastomeric system often lasts 10+ years.

October through April is easiest, because walls stay within paint temperature limits all day. Summer exteriors are still possible: crews start at first light, follow the shade and stop on walls too hot to touch.

It's worth it on stucco with cracking or walls that take water, such as parapets and flat-roof edges, because it stretches over hairline cracks and keeps monsoon rain out. On sound stucco, a quality standard exterior paint is often the better value.

Refinishing a typical Phoenix-area kitchen costs $4,000 - $9,000, usually a fraction of replacing solid wood cabinets. Doors are sprayed off-site for a smooth, factory-like finish.

Ask each painter for a written, line-item scope: which surfaces, which repairs, the exact paint product and number of coats, how your property will be protected, and what the warranty covers in writing. Also check the contractor's license on the Arizona Registrar of Contractors website.

Yes. In Arizona, painting work over the handyman exemption requires a license from the Registrar of Contractors (ROC). Camelback Painting Co. works under ROC #352271 (EAAA Construction LLC), which you can verify at roc.az.gov.
